Which documents do I need to sell my property?
Usually: land register extract (Grundbuchauszug), energy performance certificate, cadastral map, floor plans and floor area calculation; for apartments also the declaration of division (Teilungserklärung), the minutes of the last three owners' meetings and the service charge statements. We help you obtain anything missing.
Do I need an energy certificate to sell my house?
Yes, in most cases. It must be shown at the latest at the viewing, and its key figures belong in the listing. Exceptions apply, for example, to listed buildings.
How much does BayD Immobilien charge?
Our standard commission is 3.57% of the purchase price including VAT. For apartments and single-family homes, seller and buyer pay the same share by law. Launch offer: for our first 10 sales mandates we charge only 2% plus VAT (2.38% incl. VAT).
Can I sell a property that is currently let?
Yes. The tenancy passes to the buyer. Let properties appeal mainly to investors – we tailor the marketing accordingly.
