How much does BayD Immobilien charge?
Our standard commission is 3.57% of the purchase price including VAT. For apartments and single-family homes, seller and buyer pay the same share by law. Launch offer: for our first 10 sales mandates we charge only 2% plus VAT (2.38% incl. VAT).
How do I find a good estate agent in the Allgäu?
Look for a licence under §34c of the German Trade Regulation Act, genuine reviews, local knowledge, transparent terms and professional presentation. In the first meeting, ask how the price is determined and where the property will be marketed.
What are the additional costs when buying in Bavaria?
Real estate transfer tax is 3.5%. Notary and land registry fees add roughly 1.5–2%, plus the agent's commission where applicable.
Which documents do I need to sell?
Usually the land register extract, energy certificate, cadastral map, floor plans and floor area calculation; for apartments also the declaration of division and owners' meeting minutes. We help you obtain anything missing.
Who pays the agent when letting?
For residential lettings, whoever instructs the agent – usually the landlord – pays.
